Done Deal Cosign (DDC) was founded by Pete Arns in 2014 to offer individuals facing rental challenges a second chance at securing quality housing. In addition, DDC serves as a guarantee and asset for Partner Properties that extend this opportunity to our clients.
Many of our clients are in dire situations, often on the verge of homelessness, staying in their cars, motels, or relying on friends’ couches. They have faced financial losses while searching for housing and have become disillusioned and mistrustful. Recognizing their hardships, we prioritize treating each client as a person with genuine concerns and emotions.
Simultaneously, our Partner Properties (those that accept our clients with rental issues) value our service but may also harbor reservations about our clientele (many of whom have experienced recent evictions or lease violations). Therefore, it is essential for DDC to maintain transparency and professionalism in all our dealings with both clients and partners, aiming to exceed expectations by delivering more than what is promised.

A brief description of the DDC training and promotion plan)
The 3 positions and promotion steps in DDC are:
Counselor Trainee
As a Counselor Trainee, you have three key objectives:
Master the Done Deal Process: Learn and become proficient in the Done Deal Process, which involves mastering the 6 Steps: Monday, Calling Properties, 8, 3, 6, 5, and Follow-Up.
Achieve Initial Goals: Aim to accomplish either 10 IFs or 4 move-ins within your first 30 days. If not achieved, you have an additional month to meet this target, or your contract with DDC may be canceled.
Maintain Consistency: Maintain a minimum of 8 move-ins for four consecutive months. Falling short of 8 move-ins after a previous month’s achievement resets the four-month count.
Upon successfully meeting these objectives, you will be recognized as an Inside Affiliate (IA).
Inside Affiliate (IA)
As an Inside Affiliate (IA), you are introduced to ownership with a 40% ‘piece of the pie’ and have two primary objectives:
Build and Manage Your Team: Interview, hire, and build a team capable of achieving 25 move-ins per month consistently for three consecutive months.
Master Financial Management: Learn and proficiently manage books, including tasks such as payroll, transactions, and settle-ups.
Completion of these objectives qualifies you for promotion to the position of Owner Affiliate (OA).
On average, Inside Affiliates earn between $60,000 and $80,000+ annually.
Outside Affiliate (OA)
As an Owner Affiliate (OA), you enjoy true ownership with a 60% ‘piece of the pie’ and have one major objective: duplicate yourself and the process continuously to achieve Promoting OA or Regional status.
As an OA, your responsibilities include:
- Building and managing a high-performing team through interviewing, hiring, training, and administrative tasks.
- Proficiency in replicating and scaling the business process effectively.
Additionally, DDC supports your business by providing $2500 to open your office.
On average, Owner Affiliates earn $100,000+ annually. OAs also receive override bonuses for every DDC move-in from their 1st and 2nd generation OA promotions!
